Facilities Design & Construction Co. (FD&CC) Announces Construction Project At Leiby's Dairy

Source: Facilities Design, Inc.
In November 1998 Facilities Design & Construction Co. LCC (FD&CC) broke ground on a new Ice Cream Plant in Tamaqua, PA. The parent company, Facilities Design, Inc. (FDI) began preliminary design for the $1.8 million, 12,700 S.F. facility for Leiby's Dairy in mid 1998. The project was substantially completed in May 1999. Ron Good, Vice-President of FD&CC, is project manager for the project. Ron has been working in the design and construction industry for over 20 years. Mike Boganski of Freeland, PA is the field superintendent. Mike has over 40 years of construction experience on various projects all over the mid-Atlantic area.

The project features a state of the art ice cream processing area, mix storage tanks, Q/C laboratory, offices, a relocated tray type blast freezer, palletizing room, dry dock, cooler dock, racked freezer storage area and a central ammonia refrigeration system. The ice cream mix will be produced in Leiby's Dairy's existing facility and trucked to the new plant.

The main factor that influenced Leiby's Dairy's to use FDI and FD&CC services was our unique approach to Engineer-Led "Design-Bid-Build". Our approach combines the best features of the most common project delivery methods (Owner/GC, Design-Bid, Design/Build, and partnering) to provide the following:

  • OWNER INVOLVEMENT IN SUBCONTRACTOR SELECTION
  • LIMITED GENERAL CONTRACTOR FEES
  • COMPETITIVE BIDDING FOR ALL WORK
  • DETAILED DESIGN DOCUMENTS
  • SINGLE-SOURCE RESPONSIBILITY
  • SHORTENED PROJECT DELIVERY TIME
  • NON-ADVERSARIAL RELATIONSHIPS
  • ACCOUNTABILITY & TRUST

Our goal with each project is to lower the cost to the Owner and shorten the construction project schedule. We strive to build higher quality buildings at or below current SF costs. We provide to the Owner the quality he is currently paying for, but is not currently receiving with other popular project delivery methods. Our firm has developed and uses innovative ways to cut lead times on critical path items.
